Every fall and spring, many seasonal residents pay for services at a home nobody's living in. We put the money steps into one printable list, with links to our detailed guides for mail, utilities, health coverage, insurance, taxes and protecting the empty house.
Plan the money side six weeks out
- List every recurring bill at the home you're leaving: utilities, internet, TV, phone, subscriptions, lawn and pool service, security monitoring and insurance.
- Mark each one: pause, reduce, keep or cancel. Our utilities and subscriptions guide has questions to ask.
- Decide how you'll get your mail: Hold Mail, a forwarding order or Premium Forwarding. See our mail guide.
- Call your health plan about coverage at your winter address. See our health coverage guide.
- Call your home and auto insurers before you go. See our empty-home insurance guide.
When you arrive
- Restart or transfer services at the seasonal home, and ask about any new-customer or seasonal rates.
- Check the seasonal home for leaks, pests and humidity before you unpack. See our home protection guide.
- Find an in-network pharmacy and urgent care near your winter address.
- Review property, vehicle and residency rules for the state you're in. See our residency and taxes guide.

FAQ
What should I cancel versus pause?
Pause things you'll want back with the same account (internet, security, some subscriptions). Cancel things you can easily restart, like streaming. Ask each provider whether pausing is free and what restart fees apply.
How far ahead should I start?
About six weeks gives you time to call providers, set up mail service and refill prescriptions. USPS lets you request Hold Mail up to 30 days in advance.
Is there one checklist for both homes?
Yes. The printable checklist above has a 'before you leave' half and an 'when I arrive' half, so you can use it in both directions.
